Prices are rising. I see it both on rental and sales market. There are multiple offers on any property at the metro within the first 3-4 days and multiple applications on any rental unit, too.
As of today, May 4, 2014, these properties are available not far from the Vienna metro

Hunters Branch - two 2 BR units - 400k; 3 BR - 455k
Marquis - two 1 BR units- 280k and 305k; two 2 BR units - 380k &385k
Metrowest -four 2 BR units - 528k to 558k; 3 BR unit - 608k
townhouses:
Circle Woods- $485k
Virginia Center - 720k
Metrowest - 4 BR- 832k; 3 BR- 745k
Those, who are looking for rent close to the Vienna metro, will have a greater choice. However, you should be aware that many management companies involved in processing applications, run several at the same time. As a result you spend between $40-$50 per adult for processing because they run your credit and do all the necessary background checks, and then let the landlord decide which application is more attractive. You will likely just waste money and time (sometimes a week or more).
